Buying in France

Your French home, ready before you arrive

The lovely "after" photo is the easy bit to show. What really counts is everything in between: plans, builders, quotes, deliveries. Here's exactly what I take care of, step by step.

Phase 1

Plan

1

Before you buy

  • I view the house with you, or on a video call if you're abroad
  • What the house could become, room by room
  • Your priorities, and a realistic budget range

Your part: send me the listing and your wish list.

2

The design

  • Measured plans and layouts
  • Mood boards, colours and materials
  • Planning permission and official drawings, with partner architects

Your part: feedback and sign-off by email or video call.

Phase 2

Build

3

Builders and quotes

  • Trusted local tradespeople: masons, electricians, plumbers
  • Quotes compared and explained in plain English
  • A clear schedule before any work starts

Your part: choose the quotes and sign them.

4

Decoration follow-up

  • Regular visits for colours, finishes and details
  • Photos and updates on WhatsApp
  • Quick decisions, and details caught early

Quoted individually, depending on the size of the works.

Phase 3

Finish

5

Budget and buying

  • A costed list for every room
  • Orders confirmed and deliveries signed for
  • Budget tracked, so no nasty surprises

No commission: you pay suppliers directly.

6

Ready when you are

  • Furniture assembled and in place
  • Styling, linen, lighting and the finishing touches
  • A home ready to live in, or to let

You arrive, unpack your suitcase and enjoy it.

Good to know

I work alongside your estate agent, notaire, architect and builders. I don't replace any of them, and I don't give legal or tax advice.

If you live in the UK, you can spend up to 90 days in any 180-day period in France (and the rest of the Schengen area) without a visa. Since April 2026, your entries and exits are recorded by the EU's Entry/Exit System (EES). For longer stays you'll need a long-stay visa. Between your visits, I keep things moving.
